Tax Assessor

The assessor is responsible to the citizens of the taxing district for the fair assessment of all property in order that the tax burden be distributed equitably. (N.J.A.C. 18:17-3.3)

Property taxes are calculated by multiplying the property's assessed value by the current tax rate. Assessed values were set to Market Value at the last Revaluation in 2006. The 2026 ratio of Assessed Value to Market Value in West Windsor is 63.45%.

How Property is Valued for Property Tax Purposes 

ASSESSEMENT APPEAL INFORMATION:

In New Jersey, the specific remedy for property tax complaints is by appeal of the property's assessment to the County Board of Taxation or by direct appeal to the State Tax Court. Appeals must be filed with the Mercer County Board of Taxation or State Tax Court on or before April 1st of the tax year or within 45 days from the date that the Assessment Notifications are mailed by the taxing district, whichever is later. Annual Notice of Property Assessment postcards are mailed each February to the current property owner.

County Tax Appeal Information

Once filled out, all forms must be printed and mailed with a check to the Mercer County Tax Board by April 1st of the tax year. No emails will be accepted. Forms are also available at the Assessor’s Office in the municipal Building at 271 Clarksville Road, West Windsor, NJ 08550, Monday through Friday, 9:00am to 5:00pm. (609) 799-2400.

State Tax Appeal Information

If the property's assessed valuation exceeds $1,000,000, a property owner may bypass the County Board of Taxation and file a petition of appeal known as a Local Property Tax Complaint with the State Tax Court by April 1st of the tax year or within 45 days from the date that the Assessment Notifications are mailed by the taxing district, whichever is later.
